TO:

David L. Corliss, City Manager

FROM:

Mary Miller, Planning Staff

DATE:

For June 17, 2014 City Commission meeting

RE:

Rezoning ordinance 8702 for the residential portion of the Bauer Farm Planned Development (Z-6-08-07). Approximately 15 acres located on the north side of W 6th Street between Champion Drive and Folks Road.

The rezoning request, Z-6-08-07, to rezone the residential portion of the Bauer Farm Development from PRD-2 (Planned Residential Development, maximum density of 15 du/acre) to the PRD-3 (Planned Residential Development, maximum density of 25 du/acre) was approved by the City Commission at their August 28, 2007 meeting subject to the conditions that a Preliminary Development Plan be approved for the residential portion of the development and that the property be final platted.

A Preliminary Development Plan has been approved for the Bauer Farm Residential Development. The City Commission voted at their May 20, 2014 meeting to remove the condition requiring the property to be platted before publication of the rezoning ordinance and directed staff to prepare the rezoning ordinances.

As the PRD-3 zoning designation converted to PD with the adoption of the 2006 Development Code, the zoning ordinance limits the maximum density to 25 dwelling units per acre.

Action Requested

Adopt the rezoning ordinance, Ordinance No. 8702, on first reading for rezoning of the residential portion of the Bauer Farm Development
