FDP-14-00446; HERE at Kansas revised building elevations

 

Background

The City Commission approved the Preliminary Development Plan for a mixed-use residential and commercial development that includes structured parking on July 8, 2014. The plan was approved with conditions that were met on January 9, 2015. A Final Development Plan has been submitted for review and approval along with public improvement plans. The development has initiated construction of the building base per the approved documents to date.

 

Staff has been working with the applicant to review the Final Development Plan and assure that the project complies with the preliminary approval granted. The overall plan has been revised to reduce the building height on some faces of the structure and the design and materials of the building elevations have also been revised. To facilitate the building elevation review staff requested the applicant provide a side by side comparison of the approved Preliminary Development Plan elevations and the proposed revised building elevations.

 

The proposed building elevation changes do not alter the approved number of units (237), number of beds (624), and on-site garage parking (577) for this development.

 

Summary of Changes

Attached are updated elevations for HERE at Kansas, which include the following:

 

Mississippi Street Elevation

  1. Reduced building height by one story on south 2/3 of building.
  2. 2nd floor exterior fenestration changed from windows to masonry to screen garage elements.
  3. Building exterior materials revised from brick to fiber-cement panels on the 7th and 8th floor levels.

Indiana Street Elevation

  1. Reduced building height by one story on south 2/3 of building.
  2. Building exterior materials revised from brick to fiber-cement panels on the 7th and 8th floor levels.
  3. Minor revisions to windows and doors.

11th Street Elevation – Overall Massing along 11th Street is not significantly altered.

  1. Building exterior materials revised from brick to fiber-cement panels on the 7th and 8th floor levels.
  2. 2nd floor exterior fenestration changed from windows to masonry to screen garage elements.
  3. Minor revisions to windows and doors.

South Side Building Elevation

  1. Brick materials are wrapped around the corner from Indiana Street to the south side of the building.
  2. Windows have been reduced in number and size

 

Staff Recommendation

Changes in design are typical between the Preliminary Development Plan and the Final Development Plan. The proposed plan meets the expectations for a quality mixed-use development. Staff recommends approval of the revised building elevations for the Final Development Plan for the Here at Kansas mixed-use development.

 

Action

Approve final elevations for the HERE mixed use project, FDP-14-00446, located at the southeast corner of 11th Street and Mississippi Street.
