Project Description

On June 24, 2014, the Governing Body awarded the bid for the above project.  The improvements include construction of a roundabout at Wakarusa and Inverness/Legends Drive.  Additional right-of-way is needed on each of the four corners of the intersection in order to construct the improvements.

 

Appraisals were conducted in March by Aul Appraisals.  Offer letters were sent on April 23rd to each of the property owners.  At 4901 Legends Drive, an additional 1,012 square feet of right-of-way is needed (map).  This location currently has a dental practice and its monument sign is inside the additional proposed right-of-way.  Staff has been working with the property owner, Green Teal, L.L.C., to work out various details regarding the reconstruction of their signage.  Staff has agreed to compensate the property owner for their costs related to this work and City staff will work with the property owner to relocate the sign after completion of the project.  Staff reviewed quotes for signage reconstruction, electrical work for the signage and new signage landscape and approved reimbursement costs related to relocation of the sign in the amount of $9,122.94.  Staff will also work with Planning and Development Services to ensure that the property’s site plan is up to date after completion of the project.  Private sidewalk leading to the lower level of the building will also need to be re-routed because of the signage relocation.  The City’s project will absorb that cost, again working with Planning and Development Services to provide ADA accessibility and a code compliant site plan for the property.

 

For the required right-of-way, staff has negotiated an amount of $9,000 for the needed property interests.  This amount has also been accepted by the adjacent dental practice to the north at 4900 Legends Drive and is based upon the appraised offer and the review appraisal which was also conducted.

 

The total offer of compensation for 4901 Legends Drive amounts to $18,122.94 which includes the above reimbursement for relocation of the property’s ground monument sign.

 

Action Requested:

Authorize payment to Green Teal, L.L.C. in the amount of $18,122.94 for required right-of-way and related costs for property located at 4901 Legends Drive.
