RE:	1734 West 19^th Terrace variance request from City Code Section 19-214(B)

Please include the following item on the City Commission agenda for consideration at the July 03, 2012 meeting.

Consider variance request by Landplan Engineering, P.A. from City Code section 19-214(B) with respect to 1734 West 19^th Terrace.

Project Description:

The subject property is located at 1734 West 19^th Terrace and is occupied by a single family residential dwelling. The existing sanitary sewer service line currently serves both 1734 and 1745 West 19^th Terrace as shown on the attached map and the trustee for the property, Kerry Kapfer, desires to correct this situation. The attached variance request and exhibit show the proposed sanitary sewer service connection, required easements, and existing conditions affecting the property.

Summary:

Based on a review of the variance request, exhibit, and existing conditions affecting the property, Department of Utilities staff recommend granting the variance request.

Action Request:

Approve the requested variance from City Code Section 19-214(B) for 1734 West 19^th Terrace.
