The major exterior work includes – Roof removal and replacement to include decking, single ply roof, fascia, soffits, gutters and downspouts.  Prep and paint all exterior wood to include windows, doors, soffits and fascia. Plumbing work includes replacing shut-off valves.  Electrical work includes minor receptacle repairs and bath vent fan repair. Carpentry work includes a large ceiling drywall repair and other minor interior repairs. Specifications include two alternates for a water heater and main supply shut-off valve replacement and some DWV repairs.

Concrete work includes driveway approach, patio, front landing and steps, and rear steps.  Metal work includes guard rails and hand rails. Roofing includes roof removal and replacement, gutters and downspouts.  Exterior painting includes 6 windows.  Carpentry work includes rehanging some kitchen cabinets.  Electrical includes some minor repairs, bath fan installations and fixture changes.  Install new floor coverings in two bathrooms.  Plumbing work includes water heater replacement, fixture changes and drain line repairs.  Miscellaneous work includes ceramic tile repair and install an Onyx shower surround, complete.  Mechanical work includes furnace replacement and dryer vent piping. Specifications also include alternates for complete exterior painting, adding a light circuit in living room, carpet replacement in one room, replacing central air conditioning, a high efficiency furnace upgrade and driveway replacement.

 

Recommendation Action:

 

Award the bid for Comprehensive Rehabilitation as follows:

 

918 Murrow Ct:  Award the base bid, to T & J Holdings, Inc. for $25,450.00; the homeowner is providing funds above the program limits of $25,000.00.

 

930 Murrow Ct:  Award the base bid to T & J Holdings, Inc. for $27,600.00; the homeowner is providing funds above the program limits of $25,000.00.

 

2123 Marvonne Rd.:  Award the base bid to T & J Holdings, Inc. for $24,770.00.
