The exterior work includes grading and mulching work in the yard, remove and replace the city and homeowner sidewalk, roof repair, extending a vent pipe and adding handrails and guardrails to the back deck. Electrical work includes adding a new service and wiring and fixture repairs through-out the house.  Mechanical work includes replacing ductwork in the basement. Interior work includes window repairs, adjusting doors and adding weather-stripping, painting of all windows and doors, installing handrails. Specifications also include four alternates for additional concrete work, a stairwell reconfiguration and an A/C replacement.  The house was built in 1900 and Lead Base Paint has been located, so Lead Safe work Practices will be required.

The major exterior work includes – Reframing the roof and replacement to include insulation, decking, single ply roof, fascia, soffits, gutters and downspouts.  Prep and paint all exterior wood to include windows, doors, soffits and fascia. Plumbing work includes replacing shut-off valves, replacing a vanity and minor plumbing fixture repairs. Mechanical work includes replacing the flue for the water heater and furnace.  Electrical work includes minor receptacle repairs and bath vent fan repair. All other work is minor interior carpentry repairs. Specifications include two alternates for additional electrical receptacle repairs and a water heater and shut-off valve replacement. House was built in 1955 and Lead Base Paint is present, so Lead Safe Work Practices will be required.

 

 

Recommendation Action:

Approve bid from T & J Holdings, Inc. for 13 Winona Avenue in the amount of $20,250.00 for the Base Bid, $300.00 for Alternate #3 and $3,000.00 for Alternate #4.  Total contract price of $23,550.00.

 

Reject the bids for 918 Murrow Court, bid amount exceeds program limits of $25,000.
